  • Woodlands at Abington Station, Abington

    Woodlands at Abington Station, Abington

    The Woodlands at Abington Station is a 192-unit rental development. Completed in 2003, the development clustered 15 three-story buildings on 20 acres of a 34.9 acre site, leaving the remaining space open. 39 of the one and two bedroom units are set aside for households earning less than 50% of area median income. Located 1/8 of a mile from a commuter rail station, the project has won numerous awards as an example of smart growth transit-oriented development. Units rent for $804 to $965 per month. As part of the approval process, the developer also agreed to develop, finance and implement a water conservation program to address Town concerns about impacts on the water and sewer systems.
  • Ballardvale Crossing, Andover

    Ballardvale Crossing, Andover

    Ballardvale Crossing is a 68-unit condominium development with 17 affordable units. Ballardvale Crossing was built on a 5.7 acre site that was formerly an abandoned industrial site. It is immediately adjacent to a MBTA commuter rail stop. The 17 affordable homes, a mix of two- and three-bedroom units, were sold to income-eligible households for $156,000 and $174,000, respectively. The market-rate homes were sold for between $333,000 and $450,000.
  • Cheever Circle, Andover

    Cheever Circle, Andover

    Cheever Circle is a three-bedroom single-family home developed by the Andover Community Trust. Purchased by an employee of an Andover business for $161,000, the development of the home received strong community support. In 2009, the Andover Preservation Commission, Andover Historical Society and Ballardvale Historic District Commission presented Andover Community Trust with an Historic Preservation Award for the home at Cheever Circle.
  • Heather Drive, Andover

    Heather Drive, Andover

    Heather Drive is a three bedroom single-family home built on land donated to the Andover Community Trust. Built on a 15,000 square foot lot, the home was built by students from the Greater Lawrence Technical School, supervised by their instructors, and took approximately a year and half to be completed in 2006. The home was built to energy star standards and was purchased by a resident of Andover for $150,000.
  • Bliss School Apartments, Attleboro

    Bliss School Apartments, Attleboro

    The Bliss School Apartments involved the preservation and rehabilitation of a historic elementary school in Attleboro which had been vacant for several decades. The Massachusetts Housing Partnership (MHP) committed $1.6 million in first mortgage financing to help the developer reconfigure the school into eight affordable rental units and add a new edifice behind the school with 30 additional units. All of the units are affordable at or below 60 percent of median income.
  • Village at Marston Mills, Barnstable

    Village at Marston Mills, Barnstable

    The Village at Marston Mills is a 30-unit homeownership development completed in 2005. Built on land purchased by the Housing Land Trust for Cape Cod, with assistance from the town, the Trust retains ownership of the land rights under a ground lease. Located close to a bike path and within walking distance of shopping, the 15 single family homes and 15 townhomes include eighteen units affordable to household earning no more than 80% of are median income and five units affordable to households earning at or below 110% or 120% of area median income. Several units are also handicapped accessible.
  • Avalon at Bedford Center, Bedford

    Avalon at Bedford Center, Bedford

    Avalon at Bedford Center is a 139-unit mixed-income rental development in the town of Bedford. Twenty-five percent of the 139 total units (35) are set-aside in perpetuity for households earning no more than 80% of the area median income. Opened in 2006, it has 52 one-bedroom apartments and 87 two-bedroom apartments. The development has a number of recreational amenities including an outdoor heated pool, a fitness center, and landscaped playground, barbeque and picnic areas. Avalon also agreed to contribute $200,000 to the Bedford Housing Trust to develop an off-site affordable duplex.
  • Orchard at Cold Spring, Belchertown

    Orchard at Cold Spring, Belchertown

    Orchard at Cold Spring is a 14-unit homeownership development built by HAP, Inc., a non-profit agency. All 14 units are affordable and are located in seven town home duplexes adjacent to the 26-unit Cold Springs Commons development. 11 of the units were sold to households earning up to 80% of area median income and 3 were sold to households earning up to 100% of area median income. Two bedroom units were sold for $95,000 and the three bedroom units were sold for $105,000 to $115,000 depending on the income limit. One unit in the development is barrier-free.
  • Jack Henry Estates, Berkley

    Jack Henry Estates, Berkley

    Jack Henry Estates is a 15-unit, detached single family home development with four affordable units on a 13+ acre site. Completed in 2006, the four affordable homes were sold to income-eligible households for $180,000. The market-rate homes were sold for between $324,000 and $382,000. As part of the approval process, the developer agreed to deed one of the original 16 lots to the local American Legion Post for a baseball field.
  • St. Aidan, Brookline

    St. Aidan, Brookline

    The St. Aidan in Brookline is a 59-unit mixed-income development on the 1.8 acre site of the former St. Aidan parish in Brookline. Completed in 2009, the project preserved a historic church through adaptive re-use, created 59 new homes, saved a landmark 150 year-old Copper Beech tree with a half-acre canopy and created permanent open space. It includes 20 affordable apartments and 16 first-time homebuyer units. It is located in the Coolidge Corner neighborhood within blocks of two public transit lines, giving residents easy access to work and shopping as well as excellent schools. The affordable condominiums sold for $140,000 to $174,000 and rents range from $804 to $1,358.
  • Elm Court, Concord

    Elm Court, Concord

    Elm Court is an eight unit condominium development consisting of one existing single-family home and an additional seven townhomes in three buildings. Two of the townhome units are affordable to income-eligible households. The new buildings were constructed to match the existing single family home in style and height. Each townhome unit has 2 bedrooms plus a finished basement. The affordable home were sold for $160,000, the market-rate townhomes sold for $395,000 to $406,000 and the single-family home sold for $420,000 and were all sold by July 2009.
  • Endicott Green, Danvers

    Endicott Green, Danvers

    Built on the site of a former driving range in Danvers adjacent to Route 1, Endicott Green is a 258-unit rental development composed of six four to five story residential buildings. The property also includes a clubhouse and outdoor pool. Endicott Green includes 65 affordable one and two bedroom rental units with rents ranging from $1,130 to $1,349. Completed in 2006, Endicott Green is the recipient of the 2006 Massachusetts Rental Housing Association, Community of Excellence award and was a 2007 National Association of Home Builders, Pillars of the Industry Award finalist.
  • Hayward Landing, Douglas

    Hayward Landing, Douglas

    Hayward Landing is a mixed-income rental development located in a historic vacant woolen wool complex originally built in the 1880s. Added to the National Register of Historic Places in 1991, the same year it was converted, it is around the corner from East Douglas village. Hayward Landing includes 96 apartments, 24 of which are affordable, in studios, one, two and three bedrooms units. The development includes a fitness center, outdoor pool, playground and picnic area. Residents of the affordable units pay 30-35% of their income towards rent depending on the subsidy used.
  • Treehouse at Easthampton Meadow, Easthampton

    Treehouse at Easthampton Meadow, Easthampton

    Treehouse at Easthampton Meadows is an innovative community that offers apartment homes for persons 55years or older and families caring for and/or adopting children from the public foster care system. Treehouse at Easthampton Meadows includes 60 one-bedroom cottages and 12 three, four and five bedrooms townhomes. 54 of the homes are rented to households earning less than 60% of area median income, with rents ranging from $552 to $1176 per month. Completed in 2006, Treehouse at Easthampton Meadows also includes a community center with a library, kitchen and gathering space/dining hall and is the recipient of numerous awards.
  • Gifford Street I and II, Falmouth

    Gifford Street I and II, Falmouth

    Gifford Street I and II include 36 units of rental housing on land given to the Falmouth Housing Corporation by the Town of Falmouth. The development includes a former firehouse that was donated by the Town of Falmouth and moved to the site and rehabbed and two single family homes that were renovated. Units are rented to households earning less than 50% of area median income. A third component on the site, called Bridgeport, houses 8 formerly homeless individuals in studio apartments. The site also includes the Falmouth Service Center, a community food pantry and a community garden.
  • 704 Main Street, Falmouth

    704 Main Street, Falmouth

    The 704 Main Street effort created 58 new units of affordable rental housing in a mixed-income, mixed-use effort, benefiting from low-income housing tax credits. All units are affordable between 30 percent and 60 percent of the area median income. The Massachusetts Housing Partnership (MHP) provided $2.35 million in first-mortgage financing for the units that were financed with tax credits.
  • Sam Turner Road, Habitat for Humanity, Falmouth

    Sam Turner Road, Habitat for Humanity, Falmouth

    Located on Sam Turner Road, Habitat for Humanity of Cape Cod developed a four-unit development with three 3-bedroom units and one 2-bedroom unit in a duplex style buildings. Three parcels were donated by the Town of Falmouth and two abutting neighbors to compile 2.99 acres for the project. Completed in 2008, the units were sold to income-eligible households who contributed sweat equity to their homes for $97,500 to $103,650.
  • The Village, Freetown

    The Village, Freetown

    The Village consists of 24 single-family homes, including six affordable homes. Completed in 2005, each home has three bedrooms and include a mix of traditional cape and colonial designs. Also referred to as The Purchase, the development borders the Assonet Burying Ground, a historic cemetery on the National Register of Historic Places. Buffers were included in the development to protect the cemetery. The six affordable home were sold to income-eligible households for $152,000 and the market-rate homes sold for between $295,000 and $418,000.
  • Hillside Avenue, Great Barrington

    Hillside Avenue, Great Barrington

    Hillside Avenue Housing is a ten-unit rental development on three acres of town-donated land completed in 2009. Within walking distance of the town center and a block from public transportation, the homes are clustered on 1 acre, with the remaining two acres permanently preserved as open space. All ten apartments are rented to households earning up to either 50% or 60% of area median income and there is a range of one, two and three bedroom units, including an accessible unit. Gross rent for each unit is capped at 30% of the income limit and project based rental assistance is available for five of the units to increase affordability.
  • Foxglove Apartments, Harvard

    Foxglove Apartments, Harvard

    Foxglove Apartments is a two-story 24-unit rental development for elderly (age 62+) and disabled households. Located on 4.5 acres, all units have one bedroom, including one accessible unit. Minimum rent (including utilities) is $815, although 23 units are covered by project-based rental assistance, allowing them to pay 30% of income towards rent. As part of the project, the developer created a pedestrian walkway to the local farmer’s market.
  • Gomes Way, Habitat for Humanity, Harwich

    Gomes Way, Habitat for Humanity, Harwich

    When complete, Gomes Way will include seven single-family homes and 6 duplex style units, ranging from one to four bedrooms. Built on land previously owned by the Town of Harwich, the 13 units will sell to income-eligible households for $92,000 to $172,000. The homes have been built to energy efficient standards and is being considered for LEED platinum status. Over 1,000 volunteers have helped to build the homes.
  • The Cordovan at Haverhill Station, Haverhill

    The Cordovan at Haverhill Station, Haverhill

    The Cordovan at Haverhill Station is the adaptive reuse of the former Haverhill Board of Trade Building into a 146-unit transit-oriented development mixed-income rental property with studios, one and two bedrooms units and live/work duplexes. Completed in 2007, the Cordovan is located in close proximity to the Haverhill commuter rail station, Amtrak Down Easter and MVRTA bus station. 46 units are affordable to households earning less than 60% of Area Median Income and 15 units are affordable to households earning up to 30% of Area Median Income, with rents ranging from $386 to $1003 depending on the income limit. Beacon Communities LLC won two gold PRISM awards from the Builders Association of Greater Boston for the Cordovan at Haverhill Station.
  • Whiting Lane, Hingham

    Whiting Lane, Hingham

    Whiting Lane is a 24-unit development in Hingham built on 5.4 acres. Built in a Greek Revival style, the development consists of 24 attached two and three story condominiums. Completed in 2003, all units have two bedrooms. Six of the units are affordable to households earning up to 80% of area median income and were sold for $104,000. Market rate units sold for $329,000 to $493,400. Two acres of the site were preserved as a natural hemlock grove.
  • Mission Springs, Holliston

    Mission Springs, Holliston

    Mission Springs is a 75-unit rental development with supportive services for frail elders age 62 and older. Located on 4 acres of a 13.5 acre site formerly owned by the Xaverian Foreign Mission, the housing was developed by renovating and expanding a vacant three-story former seminary. The remaining 9.5 acres were donated to the Town and a local nonprofit for active and passive recreation. All 75 units are affordable and residents pay 30% of their income toward rent. Bay Path Elder Services provides an on-site coordinator and supportive services and all residents receive assistance as need with daily living. Mission Springs was complete in 1997.
  • 226 High Street, Ipswich

    226 High Street, Ipswich

    226 High Street is a 48-unit townhouse-style rental development with 12 affordable units. The attached townhouses are in buildings of two to seven units each. Completed in 2003, all of the affordable units are three-bedroom units and are affordable to households earning less than 80 percent of the area median income.
  • Lancaster Woods, Lancaster

    Lancaster Woods, Lancaster

    Located near Route 2, Lancaster Woods is a 30-unit townhouse style development with eight affordable units. The eight affordable homes were sold to income-eligible households for $166,700 and the market-rate homes were sold for between $299,000 and $370,000. All units have two bedrooms and the project was completed in 2007. As part of the approval process, the developer also contributed $55,000 to the Town of Lancaster for Town Master Planning and $20,000 to support the cost of preparing a Housing Production Plan.
  • Mass Mills, Lowell

    Mass Mills, Lowell

    Located in a historic mill complex in Downtown Lowell,, Mass Mills is a 282-unit mixed-income rental development. It was one of the first mills in Lowell to be converted to housing and was developed to preserve the historic exteriors. It is a key part of the Downtown Lowell National Park. Mass Mills includes 73 affordable one, two and three bedroom rental units with rents ranging from$850 to $1395. Completed in 1990, Mass Mills met a number of city objectives, including bringing resident to the downtown and increasing the city’s tax base.
  • Bay Brook Village, Mansfield

    Bay Brook Village, Mansfield

    Bay Brook Village in Mansfield is a 24-unit, single family home development with seven affordable homes. The affordable homes were sold to income-eligible households for $170,000 and the market-rate homes were sold for approximately $530,000. Bay Brook Village is approximately one mile from downtown Mansfield and was completed in 2007.
  • Winslow Village II, Marshfield

    Winslow Village II, Marshfield

    Winslow Village II is a 48-unit rental development for seniors over the age of 62 or persons with disabilities. The development includes four wheelchair accessible units and is located just two miles from the ocean. All units are affordable to households earning less than 50% of area median income and rents are capped at 30% of a household’s income.
  • Greystone Estates, Middleborough

    Greystone Estates, Middleborough

    Greystone Estates in Middleborough is a 32-unit single family home development with eight affordable units. Greystone Estates includes one affordable wheelchair accessible home. The affordable homes were sold for between $140,000 and $160,000 and the market rate homes were sold for between $258,000 and $340,000. Greystone Estates was completed in 2006.
  • Whaler’s Cove Assisted Living, New Bedford

    Whaler’s Cove Assisted Living, New Bedford

    Whaler’s Cove is a 120-unit affordable assisted living community for low and moderate income seniors located in the rehabilitated Whitman’s Mill Building. 80 beds, in both studios and shared living arrangements, are set aside for seniors participating in Mass Health’s Group Adult Foster Care program, a Medicaid program that houses eligible seniors and disabled individuals at risk of institutionalization, and 16 units are affordable to households earning less than 60% of area median income. Monthly fees at Whaler’s Cove include three meals a day, housekeeping and laundry service and all utilities. Completed in 2002, units are grouped around common kitchen/living rooms to foster community. Whaler’s Cove has received Preservation Awards from the Massachusetts Historical Commission and the New Bedford Waterfront Historical Area League.
  • Avalon at Newton Highlands, Newton

    Avalon at Newton Highlands, Newton

    Avalon at Newton Highlands is a 294-unit mixed-income apartment community located in Newton and built as a result of Chapter 40B. It was built on an 8.2-acre site that was formerly occupied by New England Concrete & Pipe Company, and received a $39 million loan from MassHousing. As required under the Comprehensive Permit issued by Newton, 25 percent of the units (74) are set aside for families earning no more than 80 percent of the area median income (AMI). Of those 74 affordable units, 30 are available for low-income families earning below 50 percent of AMI; 8 are available for moderate-income families earning below 65 percent of AMI and 36 units are available for more moderate-income families earning below 80 percent of AMI.
  • Arrowhead Village, Norton

    Arrowhead Village, Norton

    Arrowhead Village in Norton is a 32 unit single-family development with 9 affordable units located on vacant land previously used for gravel excavation. The two and three bedroom homes are arranged around three private cul-de-sacs. Completed in 2008, the affordable homes sold for $162,000 to $185,000 and the market-rate homes sold for prices ranging from $400,000 to $575,000. Affordable units were sold to households earning up to 80% of area median income. The developer also donated 11 acres of the 36 acre site to the Town of Norton.
  • Chestnut Farm, Raynham

    Chestnut Farm, Raynham

    Chestnut Farms Apartments in Raynham is a 240-unit mixed-income rental development. Surrounded by 23 acres of conservation land donated by the developers to the Center Water District, the development includes four buildings with a range of one, two and three bedroom units. 120 of the units are income-restricted and rents are set at 30% of the income limit. Completed in 2004, the development is described as a successful collaboration which allowed the town to reach it’s goal of 10% affordability and increase conservation land and improve traffic.
  • Granite Ridge, Sandwich

    Granite Ridge, Sandwich

    Granite Ridge, located in Sandwich and close to the Sagamore Bridge, is a 32-unit, single-family home development with eight affordable units. Granite Ridge includes a mix of house styles, including both Cape and Colonial homes. The affordable homes were sold to income-eligible households for $150,000 and the market rate homes sold for between $330,000 and $442,000. Granite Ridge was completed in 2007.
  • Mt. Pleasant Place, Saugus

    Mt. Pleasant Place, Saugus

    Mt. Pleasant Place is a 16-unit single family home development in Saugus which includes four affordable homes. All of the homes included three-bedrooms and one and one-half bathrooms. The affordable homes were sold to income-eligible households for $181,000 and the market rate homes were sold for between $436,000 and $540,000. Mt. Pleasant Place is located less than a mile for the center of Saugus and was completed in 2006.
  • Avalon, Sharon

    Avalon, Sharon

    Avalon Sharon is a 156-unit rental development adjacent to I-95 and less than 2 miles from the Sharon commuter rail station. Located in 9 buildings, the development also provides a pool, community clubhouse, fitness center and is surrounded by 13.6 acres of open space covered by a conservation restriction. 39 of the one and two bedroom units are restricted to income-eligible households and rent for $1089 to $1296 per month. The development was completed in 2008.
  • Chocksett Crossing, Sterling

    Chocksett Crossing, Sterling

    Chocksett Crossing in Sterling, was built under 40B with the support of town officials. MassHousing provided a $4.5 million construction loan in 2005 for the 45-unit home ownership development. The 12 affordable units sold for an average price of $144,000, while the market-rate units sold for an average of $248,737.
  • Pine Woods, Stockbridge

    Pine Woods, Stockbridge

    Pine Woods is a 30-unit mixed income rental development located just a short distance from the town center completed in 2006. Clustered on 3.6 acres of an 18 acre site, the remaining land is covered by conservation restrictions. Twenty-five of the 30 units are affordable, with eleven restricted to households earning up to 60% of area median income, eleven restricted to households earning up to 50% of area median income, and three restricted to households earning up to 30% of area median income. Providing a range of one, two, three and four bedroom apartments, rents are capped at 30% of the income limit and project based rental assistance is available for five of the units to increase affordability.
  • Quail Run, Stoughton

    Quail Run, Stoughton

    Quail Run in Stoughton includes 132 new mixed-income rental units in 11 three-story buildings, including 24 one-bedroom, 72 two-bedroom, and 36 three-bedroom units. Completed in 2007, 105 of the 132 units are affordable between 30 and 80 percent of the area median income.
  • The Villages at Stow, Stow

    The Villages at Stow, Stow

    The Villages at Stow is a 96-unit condominium development in the Town of Stow, 30 miles northwest of Boston. This project, which was supported by local officials, received a construction loan from MassHousing. The 24 affordable units have sales prices of $180,000 each while the market units have an average price of $467,000.
  • Carriage Lane, Sudbury

    Carriage Lane, Sudbury

    Carriage Lane in Sudbury is a 16 unit condominium 40B development with 4 affordable units in Sudbury. Completed in 2004, the units are in townhome buildings of 2 to 7 units. Each unit has a private outdoor patio sitting area in the rear. Affordable units sold for an average of $165,000, while the 12 market units for an average of $524,508.
  • Powhattan Estates, Taunton

    Powhattan Estates, Taunton

    Powhattan Estates, a 150-unit mixed income home ownership development in Taunton, received a comprehensive permit from the city of Taunton under Chapter 40B. Construction was completed with a $7.5 million construction loan from MassHousing in 2004. The homes were built in a variety of styles (capes, ranches, colonials) and range in size from 884 to 2500 square feet. The average sale price for the market-rate units was $353,590, while the average sales price for the affordable units was $184,211. The affordable units are dispersed throughout the development and do not differ in appearance from the market-rate units. Seventy percent of the affordable homes were reserved for residents of Taunton, helping to serve local municipal workers.
  • Fieldstone Circle, Wareham

    Fieldstone Circle, Wareham

    Fieldstone Circle, also referred to as Fearing Hill Road, consists of seven two-bedroom homes. The units are clustered around a cul-de-sac and includes two shared open spaces. Completed in 2006, all seven units were sold within a 9-month period. The two affordable units were sold to income-eligible households for $161,500. The market-rate units were sold for between $282,000 and $339,000.
  • The Residences at 89 Oxbow, Wayland

    The Residences at 89 Oxbow, Wayland

    The Residences at Oxbow is a “green” 16-unit townhouse development located on land purchased by the Town of Wayland on a former underground missile site know as the “Nike site”. Clustered on 2.75 acres, 89 Oxbow consists of two and three bedroom homes, 11 of which are affordable. All units have solar panels, Energy Star plus construction and appliances and other green features. The adjacent 11+ acres of the Nike site remain owned by the Town and provide open space and hiking trails to the community. The affordable homes were sold for $161,834 to $178,153 and were completed in 2009.
  • Hastings Village, Wellesley

    Hastings Village, Wellesley

    Hastings Village in Wellesley is a 52 unit mixed-income rental development. All of the units have 2 bedrooms and 13 of the units are affordable to households earning up to 80% of area median income. The homes at Hastings Village include green features which will further increase their affordability. Each unit includes Energy Star appliances and light fixtures, as well as energy-efficient windows and insulation.
  • Indian Pond Homes, Westborough

    Indian Pond Homes, Westborough

    Indian Pond Homes consists of 36 single-family homes, 9 of which are affordable, clustered on 13.1 acres with another 14.4 acres, including a pond, permanently restricted as open space for passive use by the homeowners. Completed in 1999, all homes have three bedrooms and a garage and in a mix of styles. Market and affordable units are indistinguishable from the outside. A Trust is managed by the homeowners to maintain the open space. The nine affordable units sold for $80,500 and the market rate units ranged from $170,000 to $219,000.
  • Prospect Hill Apartments, Westfield

    Prospect Hill Apartments, Westfield

    Prospect Hill Apartments is a 17-unit rental development located in the old Prospect Hill School. Originally an elementary school built in 1914, the building had been vacant since 1990 before being developed into affordable garden-style apartments. Completed in 2008, the 2 and 3 bedroom units rent for $639 to $729 per month. 13 units are rented to households earning less than 60% of area median income and 4 units are rented to household earning less than 50% of area median income. The building is included on the Massachusetts Historical Commission Inventory of Historical and Archaeological Assets of the Community of Massachusetts.
  • Rosegate at Westford, Westford

    Rosegate at Westford, Westford

    Rosegate at Westford is a 10-unit condominium development in Westford with three affordable units on 1.83 acre site partially zoned for business and partially zoned residential. It includes nine two-bedroom and one-three bedroom units. The affordable condominiums were sold to income-eligible households for $174,000 and the market-rate condominiums were sold for between $384,000 and $450,000. Rosegate at Westford was completed in 2006.
  • Edgewater Apartments, Westport

    Edgewater Apartments, Westport

    Edgewater Apartments is a mixed-income rental community for older adults (55 or older) in the town of Westport. Completed in 2005, the development consists of two 36 unit buildings with one and two bedroom units on abutting lots facing South Watuppa Pond. 54 of the apartments are income-restricted for the first 30 years of the project and 27 will remain affordable in perpetuity. Rents cannot exceed $685-$823 for a one-bedroom unit or $823-$987 for a two bedroom apartment.
